Terms and Policies
Cancellation Policy
Cancellation is required 48 hours before arrival.
Check in is from 14:00 – 23:00 and check out by 10:00.
Please also note that we require 48 hours notice for cancellations, and you may be charged if you fail to notify us accordingly.
House Rules
Amplified music and parties are not permitted in the rooms, or in the accomodation area at any time out of respect for other guests.
Smoking and vaping are prohibited indoors. Smoking is permitted only in designated outdoor areas. A cleaning fee of. US$ 50 applies to breaches.
Illegal substances are strictly prohibited. Sri Lankan drug laws are severe; any breach ends the stay immediately with no refund and may be reported to the authorities.
Events, functions, photoshoots, and filming require our prior written consent and may carry a fee.
Please do not remove towels, linen, or crockery from the Property or take them to the beach; beach towels are not provided.
Please conserve water and electricity. Air conditioning should be switched off when rooms are unoccupied.
Cooking in guest rooms is not permitted.
Children are welcome. Children under 12 must be supervised at all times, particularly around the pool, stairs, and the road.
Pets are not permitted and please do not feed or encourage stray animals on the premises.
Visitors may be received in common areas and in the accomodation area until 8pm. Visitors are strictly prohibited from entering the dorms at ALL times.
Beach & Safety
Madiha and the surrounding coastline have strong currents, shore breaks, reef, and seasonal rip currents. The sea is not supervised by us. Swimming, surfing, and all water activities are undertaken at the Guest’s sole risk, and you are responsible for assessing conditions and your own ability.
Surfboards, bicycles, scooters, snorkelling gear, and similar equipment, whether provided by us or arranged on your behalf, are used at your own risk. Any damage or theft of such items is your responsibility and we are not laible. If you ride a motorbike or scooter you must hold a valid licence recognised in Sri Lanka and wear a helmet; we accept no liability for fines, accidents, or injuries.
Third-party services we help arrange (drivers, surf lessons, yoga, excursions, spa, diving) are provided by independent operators. We act only as an introducer and are not liable for their acts or omissions.
Guests must comply with fire safety instructions and evacuation routes displayed at the Property. Candles, incense, mosquito coils, and open flames are not to be left unattended.

Security Deposit, Damage & Lost Property
Guests are liable for the cost of repair or replacement of any damage, breakage, or loss caused beyond fair wear and tear, including damage to the furniture, air conditioners, and electrical fittings.
Please report any damage or malfunction promptly.
Valuables are the Guest’s responsibility. We are not liable for loss of cash, passports, electronics, or other valuables except to the extent caused by our negligence.
Lost property will be held for 30 days and can be returned at the Guest’s cost.
Access, Maintenance & Service Interruptions
We may enter guest rooms for housekeeping, maintenance, or safety reasons, with reasonable notice except in an emergency. The private rooms are not serviced daily and cleaning can be requested via reception. Please note that the dorm rooms are serviced daily by cleaning staff.
Sri Lanka may experience power interruptions, water supply issues, and monsoon weather. We will use reasonable efforts to minimise disruption (where available), but interruptions to utilities, internet, do not give rise to a refund.
The Property is in a tropical coastal setting; insects, geckos, monkeys, and other wildlife may be present. We manage this responsibly but their presence is not a defect.
We may carry out reasonable maintenance and minor works during your stay and will notify you where they are likely to be disruptive.
Relocation & Termination
In exceptional circumstances we may move you to a comparable room, or to comparable alternative accommodation of equal or higher standard nearby, at our cost.
We may terminate a stay immediately, without refund, where a Guest breaches these Terms, behaves abusively towards staff, neighbours, or other guests, damages the Property, or acts unlawfully.
Liability
Nothing in these Terms excludes or limits liability for death or personal injury caused by our negligence, for fraud, or for any liability that cannot lawfully be excluded under Sri Lankan law.
We are not liable for indirect or consequential loss, including missed flights, transport delays, or loss of enjoyment.
Guests are responsible for their own travel insurance, medical cover, visas, and compliance with Sri Lankan immigration requirements.
Force Majeure
We are not liable for failure to perform where caused by events beyond our reasonable control, including natural disaster, tsunami, flood, cyclone or extreme weather, epidemic or pandemic, government action or travel restrictions, civil unrest, strikes, fuel shortages, or prolonged utility failure. In such cases we will offer, at our discretion, a date change, a credit note valid for 12 months, or a refund less unrecoverable costs.
Privacy & Data
We collect Guest names, contact details, passport and visa information, and payment details in order to provide accommodation, meet legal and tax obligations, and comply with guest registration requirements.
We share data with the Sri Lankan authorities where legally required, and with payment processors and booking platforms as necessary.
CCTV is in operation in common external areas for security purposes. There is no CCTV in guest rooms or bathrooms.
Payment Policy
If you booked directly via our website, then you have already paid for your accommodation. For all other booking methods, payment is via cash or card upon arrival. Additionally, you will be required to complete a guest information form upon check in, so please bring your passport, or another valid form of identification.
